Invest Square was founded on a straightforward observation: in Indian real estate, the person advising the buyer is usually paid by the seller. We built the firm the other way round.
Our story
Founded 2011 in Pune.
Invest Square was founded by advisors who had spent a decade on the developer side of the table, watching private buyers commit crores on the strength of a brochure and a single site visit. The firm exists to put the same underwriting discipline behind a private investor's money that an institution applies to a fund asset.
What has not changed is the operating principle. We take a mandate from the investor, we do the work, and we put our reasoning in writing — including the risks we could not eliminate.
Today we advise across residential, commercial, industrial and agricultural property, on ticket sizes from ₹20 lakh to ₹200 crore, for clients in India and abroad.
Investment philosophy
Four things we believe, and act on.
Price is what you pay; title is what you own.
A discount on a defective title is not a discount. We resolve ownership, encumbrance and approval questions before we discuss valuation, because no price makes a bad title acceptable.
The exit is designed at entry.
Who buys this from you, in what condition, and in what market? If we cannot answer that at the point of purchase, the asset is a liability with a view.
Infrastructure counts when it is funded.
Announcements move prices; sanctioned budgets and awarded contracts move value. We underwrite corridors on the second, and treat the first as sentiment.
Saying no is most of the job.
The majority of what we review does not clear. Declining is not a failed engagement — it is the engagement working exactly as intended.
